Check the ones that survive
For each address: estimated value with a confidence rating, weekly rent estimate, gross and after-tax cashflow, last sale price and date, days on market, zoning and any planning overlays we can find. Compare side by side with weighted scoring, three at a time on Essentials and five on Pro.
Price the offer
Pull recent comparable sales by distance, bedrooms and type, then look at what those properties actually sold for against what they were asking. That gap is your negotiating position, and it is far more persuasive to a client than a feeling about the market.
Write it up
Export the property and suburb reports as PDFs under your own branding, attach them to the recommendation, and keep a copy on file showing the research that supported the decision.

Defending the price after settlement
The awkward conversation is not at the auction. It is eight months later when a client asks whether they paid too much. Having the comparable set you worked from, the asking ranges those properties launched at, and the sold results they finished on, dated and saved, turns that conversation into a short one.
Our potential sell price has been measured against 59,429 properties that subsequently sold. The typical miss is about ~4.3% of the sale price. We publish that figure because a number without a known error rate is not evidence, it is decoration.
The things that sink a purchase

- Overlays. Heritage, flood and bushfire flags where the state planning authority publishes them, so a client who wants to extend later finds out now rather than at the DA.
- Subdivision potential. On Pro, an assessment of whether the land can be split, based on lot dimensions, zoning and the minimum lot size that applies. Worth checking even when the client has no intention of developing, because the next buyer might.
- Suburb supply. Vacancy rates, stock on market and where the suburb sits in its cycle. A good property in a suburb about to absorb a large amount of new supply is a different proposition to the same property somewhere tightly held.
