Value Buy

Also known as: undervalued property, below-market property

A property priced below its estimated market value or below recent comparable sales: the signal of an undervalued opportunity.

A value buy is a property whose asking price sits meaningfully below its estimated market value or below recent comparable sales in the same area. It's the opportunity side of the pricing equation, a property where the maths suggests you're getting more than you're paying for.

Identifying value buys requires two inputs: a reliable estimate of market value and a sample of recent comparable sales. PropRadar uses a blend of independent algorithmic valuations (adjusted for historical bias) plus local comparable sales matched on property type, bedrooms, and size. A property priced 5%+ below both signals gets flagged.

Value buys can be real or illusory. Real value buys happen when: an agent has priced conservatively to drive competition, the seller needs a quick exit, the property has correctable defects (cosmetic, legal, marketing) that have suppressed interest, or the wider market hasn't yet repriced the suburb. Illusory value buys arise when the "low price" actually reflects genuine problems: flood zone, land tax traps, structural issues, or declining suburb fundamentals.

Due diligence separates the two. A value-buy flag is a starting point, not a decision. The investor's job is to understand *why* the property is priced where it is, and act only when the reason doesn't diminish future returns.
