- Rising and Easing mean the estimate points clearly up or down over the next 12 months. Anything within 1% either way is shown as Flat, because a change that small is inside the estimate's margin.
- The rank compares a suburb with every suburb in its own state that has an outlook, from among the strongest (top fifth) to among the weakest (bottom fifth). The ranking is the most reliable part of the estimate.
- Only suburbs with at least 10 sales of that dwelling type in the past 12 months, at least 1,000 residents and a well-supported median price are listed. Where several suburbs share one postcode's figures, only the largest is shown.
- The outlook is re-estimated as new suburb market data arrives, at most about once a fortnight. It describes a suburb's median, not any one property.
